1. Start with Your Everyday Routine

Before comparing buildings, write down what a normal week would involve.

Where will you work? How often will you need to travel across the city? Would you prefer to walk to everyday services, use public transport or drive? Do you need space for a home office, regular visitors or a growing household?

Separate your requirements into essentials and preferences. A reliable commute or an accessible building entrance may be essential. A particular view or an additional leisure facility may be a preference.

This distinction becomes useful when two apartments have similar asking prices. The better choice may be the one that reduces daily inconvenience, even if the other looks more impressive in photographs.

2. Check What “Close to the Mall” Means

Access to shopping, dining and entertainment can be an attractive part of living in Dubai. However, a location described as “near Dubai Mall” or “close to the metro” needs to be assessed from the specific building.

Check the route from the residential entrance. Consider crossings, shade, pedestrian access and the practicality of walking in warmer weather. If you expect to drive, test the journey at the times you would normally travel.

Everyday shopping deserves attention too. A convenient supermarket, pharmacy or local café may matter more during the working week than proximity to a major shopping destination.

Where possible, visit the area on a weekday and at the weekend. Notice traffic, activity around the entrance and noise levels at different times.

3. Compare the Building and the Apartment Separately

A neighbourhood can suit your needs while a particular building does not. Likewise, an attractive building can contain apartments with very different levels of comfort.

At building level, look at entrance management, lift access, parking arrangements, common-area maintenance and how residents report problems. Ask which facilities are operational and whether their use involves additional charges.

Inside the apartment, consider usable space rather than bedroom count alone. Look at storage, furniture placement, kitchen ventilation, natural light and privacy.

For a completed property, inspect the actual unit where possible. A show apartment or a different unit in the same tower may have another layout, orientation or finish. Check what is included in the sale and record any repairs or replacements that may be needed.

4. Calculate the Cost Beyond the Asking Price

A purchase budget should cover both the transaction and the cost of owning the apartment afterwards.

Request a written breakdown of applicable registration and transfer charges, agreed brokerage fees, financing costs where relevant, and any other transaction-specific expenses. Keep furnishing and immediate maintenance separate so they remain visible.

For ongoing ownership, ask about building service charges, cooling arrangements, utilities, insurance and maintenance responsibilities. Confirm which costs relate to the building and which depend on your household’s usage.

The Dubai Land Department’s Service Charge Index allows buyers to check approved service charges for jointly owned properties by project, usage and year.

When comparing apartments, place these costs beside the asking price. Dividing annual charges by twelve can make their monthly impact easier to understand, although payment schedules may differ. A lower purchase price does not automatically mean a lower overall ownership cost.

5. Match the Property’s Timing to Your Plans

Your intended move-in date should help determine whether you consider a completed apartment, an off-plan property or both.

A completed apartment gives you the opportunity to assess an existing building and its surroundings. You should still confirm whether the unit is occupied, when possession would be available and what condition is included in the agreement.

An off-plan purchase requires a different review. Examine the payment schedule, contractual completion provisions, specifications and the financial implications of a delay. Distinguish facilities already operating in the area from those shown as future plans.

A staged payment plan should be assessed against your own cash flow. Look at every payment milestone, including any substantial amount due at handover, before deciding whether the arrangement fits your budget.

6. Verify the Property and Project Details

Keep a clear record of the exact unit, its stated area, parking allocation, included features and the documents supporting the transaction. Ask for explanations where a listing, brochure and agreement describe something differently.

For off-plan developments, the Dubai Land Department’s Project Status Enquiry provides information about registered projects and their reported completion status. Use official records alongside the developer’s documents when reviewing a purchase.

International buyers should also confirm the ownership rights applicable to the specific property. The UAE Government’s property ownership guidance explains that foreign ownership in Dubai is permitted in designated freehold areas.

Resolve material questions about ownership, payment obligations and contract terms before signing or transferring funds.

7. Build a Shortlist You Can Compare

Once your requirements are clear, narrow the search to a manageable selection. For each apartment, record the asking price, expected ownership costs, layout, location, availability and any unanswered questions.

Compare properties against the same criteria. If you are buying a home, give appropriate weight to your routine and comfort. If you intend to rent it out, assess evidence for achievable rent alongside expenses and possible periods without a tenant.
